Lesson 11
Compliant people fear confrontation and disagreement. They need to be liked so they’ll let others walk all over them. This type of agent will always give in to the demands of the other side—and will convince you to do the same.
They might be a very nice person but not the person you need on your team.
Think of it like a surgical nurse who is afraid of blood. You wouldn’t want that person assisting the surgeon who’s operating on you!
Like blood in the operating room, negotiation is just part of every real estate deal. It’s something to be expected, not feared. It’s extremely rare when a buyer steps up and accepts every single term that you as the Seller have proposed.
Real estate transactions are full of big issues and tiny issues, all of which require negotiation. If your agent simply caves every time the Buyer asks for something, they are not representing your best interests.
This type of agent always is warning you to cave in because “we may lose the deal.” Don’t fall for it.
If a buyer wants your property badly enough, they’ll negotiate. When my clients are nervous about losing a deal because we counter or negotiate, I always remind them that, if the buyer walks because our terms are not acceptable without countering back, they didn’t want the house badly enough. They would have walked away anyway at some other time during the transaction and wasted our precious time.
